Memphis TN real estate good idea?
i found a property in memphis TN for $65,000 its ARV is 121,000 it appears to be in good shape im looking to buy a first home and do minor repairs throughout the next few years…. is it a good idea to purchase a property like this? is memphis TN 38133 a good place to invest? please advise

Memphis is a huge declining market. These ARV or AVM figures are not even close to correct now the data has changed so much as this market has so many foreclosures it is the biggest area in the state for declining markets. It may be a great deal or may be priced right. I have no idea.
